What you pay for instead is separation. An attached ADU shares a wall with the main house, and that assembly has to be built as a rated fire separation between two dwellings, with sealed penetrations where ducts and pipes cross. Sound is the issue homeowners regret ignoring: a shared wall with a rental unit behind it will carry noise unless it was designed not to. The finished unit also has to read as a separate home from the street, with its own entrance and its own address signage in most cities.

Converting a Detached Garage

A detached garage gives you the better finished product: real separation, privacy, its own outdoor space, and a unit that rents and lives like a small house. What Actually Has to Change Inside the Garage

A garage is built to shelter a car. A dwelling has to keep a person warm, dry, safe, and able to get out in a fire. Nearly every difference between those two jobs shows up in the scope.

How far that scope runs depends almost entirely on what you’re building. A garage conversion can be a genuinely simple project: seal off the walls, add a few electrical points, run some new plumbing and lights, and you have a finished room. It can also be an extremely tedious one, and what pushes it there is the list of things that make it a real independent unit. A second kitchen. Its own entrance. A full bathroom. Every item on that list adds mechanical work, and the mechanical work is where the budget actually goes.

The Slab, the Moisture, and the Floor

Garage slabs are poured to drain, so they slope toward the door, and a habitable floor has to come out flat. Garage slabs also typically sit lower than the finished floor of the house. The fix is a self-leveling pour or a framed subfloor, and a subfloor costs headroom you may not have.

What most homeowners don’t realize is that a raised floor is often the solution rather than the compromise. Once you’re adding a bathroom and a kitchen, all of that drain line, supply line, and conditioned air has to get from one end of the structure to the other, and a slab-on-grade gives it nowhere to go except through the concrete. Depending on what the garage sits on, the answer is either converting the slab to a raised foundation or framing a raised floor on top of the existing slab. Either one buys you a chase to run everything through. Weigh that against your ceiling height before you decide, because the two constraints pull in opposite directions.

The other issue is underneath. Many older garage slabs went in without a vapor barrier, because nobody cared whether moisture wicked up into a floor a car parked on. Put flooring, framing, and insulation on that slab and the moisture has nowhere to go. A bid that doesn’t mention slab waterproofing is a bid that hasn’t thought about it.

Ceiling Height

This is the one that ends projects. Garages, especially detached ones from the 1940s through the 1960s, were often framed with less headroom than a house, and the conversion takes more of it from both directions: insulation and a finished ceiling below the rafters, a leveled floor above the slab.
